Because a calculator on a page you already trust is worth more to a reader than a calculator on a page they have never heard of. We would rather be useful on your site and earn the click than buy attention. If a reader wants the deeper version, the widget links back here, and that is the whole business model.
The same arithmetic as the full calculator, with the standard defaults visible in the footer: vacancy at 6% of rent, maintenance at 9%, capital expenditures at 9%, and management at 9%, on a 30-year loan with six months of lender reserves and a $3,000 operating float counted in the cash needed. It reports the grade, monthly cash flow, cash-on-cash, lender DSCR, and the walk-away price with the binding constraint named. Every weight and cut-off is published on the methodology page.
